Job Summary
The Director, Sales Center Development has responsibility for design, development, and delivery of a portfolio of Marriott Vacations Worldwide (MVW) sales and marketing facilities for all brands, including re-sales and portfolio sales galleries, ensuring all projects are developed within scope, under budget, and on schedule. Due to the critical relationship that sales and marketing
facilities have to the capability of MVW to sell its timeshare, fractional, and whole ownership products, delays to project openings introduce a high level of risk and the impact on MVW's profit and loss statement is moderate to material. The Director leads and manages the process required to design, develop, and deliver sales and marketing facilities for MVW both domestically and internationally. The scope of the process starts with project planning, interior and architectural design, cost estimation, development and construction, and delivery of sales and marketing start up facilities with final turnover to MVW's
Marketing and Sales function. The process also includes the de-fit and up-fit of existing sales and marketing facilities. The Director leads and manages the implementation of change. The Director builds relationships across multiple functions and with multiple levels of managers at MVW. Primary relationships are with Brand Teams, Corporate and Regional Marketing and Sales
Teams, Sales Center Development Team, and Resort Development Teams. The Director has single point responsibility for the on-time, within budget, and brand standard compliant design, development and delivery of sales and marketing facilities. The capital expenditure under management at any given time of assigned projects is up to $40 million dollars.

Specific Expected Contributions
Product Ownership
• Acts as the single point accountability for delivering a portfolio of sales and marketing facility development projects on schedule, within budget, in compliance with brand standards.
• Participates in and reviews individual project Proforma statements and other design, development, and delivery related materials prepared for submittal to Strategic Council, Corporate Growth Committee, Executive Committee, and Marriott Vacations Worldwide Corporate Growth Committees for approval.
• Leads and manages the process of designing, developing, and delivering sales and marketing facilities in accordance with critical performance measures. The design, development, and delivery process include project planning, interior and architectural design, cost estimation, development and construction, and delivery of sales and marketing start up facilities with final turnover to marketing and sales function.
• Partners with Sales Planning team to initiate sales and marketing facility project plans.
• Oversees project deliverables with external consultants, contractors, functional and support personnel ensuring that deliverables and milestones are achieved. Integrates project sales startup and document requirements with project schedules.
• Partners with Cost Management to establish a common format for project budgets and to manage overall budget and contract compliance for entire portfolio of projects across division.
• Develops contracting strategies for each project that properly balances schedule, cost, and risk avoidance.
• Partners with Contracting team and Legal to ensure all contracts with external parties meet Marriott Vacations Worldwide' s policy requirements for the entire portfolio of projects across division.
• Executes architectural, engineering, construction contracts, and other professional consultant
contracts developed and managed by direct reports in compliance with MVW's "Approval Matrix" that includes relevant and appropriate process and approval operating guidelines and limits.
• Partners with MVW Asset Managers and Joint Venture partners. Ensures submission of all invoices including MVW's billable hours to the Joint Venture.
• Assures compliance with MVW Project Management SOPs and MVW Brand standards and Design Guidelines.
• Develops and manages integrated "milestone" project schedules. Coordinate's design, development, and delivery of all project phases in accordance with requirements for quality, budget, and schedule.
• Develops and implements contracting strategies for each project that properly balances schedule, cost, and risk avoidance.
• Reviews, prepares and presents project status reports measuring project performance against budget, schedule, value engineering, key issues, and risk factors.
• Provides guidance to direct reports establishing project deliverables with consultants, contractors, and support personnel and ensuring that deliverables and milestones are achieved. Responsible for assuring compliance with Project Timeline operating guidelines.
• Visits project sites periodically during construction to provide leadership, guidance, approvals and support.
• Acts as a liaison with Corporate, Regional and Site Marketing and Sales Teams and direct reports to strengthen business relationships between the disciplines.
• Performs planning, permitting, and external regulatory activity and submits required documentation for project permitting and execution.
• Prepares and presents reports and briefings as required by Vice President, Sales Center Development Team, Resort Development, and MVW's Executive Committee.
• Facilitates timely communication of project status, potential problems, recommended corrective actions, and opportunities to strengthen compatible business relationships.
• At international locations, partners with Marketing and Sales Senior Leaders to partner with site based Marketing and Sales Project Director (Most senior Marketing and Sales Manager at sites).
• Develops contracting strategies for each project that properly balances schedule, cost, and risk avoidance.
• Provides guidance to direct reports to ensure contract documents are complete, coordinated, permit compliant, and compliant with Design Guide and Brand standards.
• Manages and provides leadership to direct reports and peers in accordance with Marriott associate relations standards and traditions with a focus on increasing levels of Associate
Engagement and leading by example as it relates to treating all associates with respect and dignity.
• Manages and provides leadership by ensuring compliance with MVW standards that focus on meeting and exceeding customer needs and increasing Guest and Customer Engagement in accordance with Marriott's customer relations standards and traditions.
• Oversees compliance activities as it relates to Building, Fire Code, MVC/MI Fire & Life Safety, and other entitlement and permitting officials to provide code-complaint, permit compliant design documentation.
• Acts as a liaison between direct reports, Law Department, and external consultants for timely and accurate flow of information required for registration and contract approval documents.
• Shares best practices and lessons learned with other Project Teams to promote continuous improvement of the sales center development process.
• Oversees direct reports who coordinate turnover of buildings, documents, manuals, training materials, etc. to Marketing and Sales.
• Recommends changes for project improvement efforts consistent with Corporate Growth Committee approved scope, schedule, and budget.
• Recruits and selects qualified project management staff as required.

Specific Candidate Profile
Education
• Professional degree in Architecture, Construction Management, Interior Design or a related field required or equivalent work experience.
• Professional registration as a licensed architect (RA, AIA), professional engineer (PE), Interior Designer (ID), or related discipline preferred. However, there is no requirement for professional sealing or stamping of design documents.

• Experience
• Seven (7) years' experience as Owners' Representative in Hospitality, Resort Design, Construction Management, or Project Management.
• A minimum of ten (10) years' experience in the Design or Construction industry with specific documented experience in project and/or construction management.
• Prior experience in developing, maintaining, and implementing preventative maintenance programs and budgets preferred.

Skills/Attributes
• Strong leadership, management, and communication skills providing the ability to work in a dynamic, multi-functional matrix management environment, as a "Team Player". Pro-active, assertive, motivated and disciplined.
• Experience in leading, managing, and coordinating design, construction, and other professionals.
• Experience in qualifying, contract negotiation, recommendation, and administration of Professional and Contractor Agreements.
• Proven ability to understand the business goals of stakeholders and implement a partnering relationship that will enable mutual success.
• Proven ability to comprehend, and critique design and contract documents.
• Leads and coordinate resources to achieve complete technically acceptable design and contract documents within Design Standards, Construction Operations SOPs, project scope, schedule, and cost.
• Computer literacy on Microsoft Office products, MS Project (or other scheduling) and, PMWeb (or
other Project Management) software applications.
• Experience in legislative/ jurisdictional approval processes.
