The District Maintenance Manager is accountable for the maintenance and preservation of a portfolio of assets within a district. This position is responsible for overseeing the field and scheduling teams to preserve the functionality and condition of the homes while maintaining a clean and safe work environment and providing excellent customer service. The District Maintenance Manager is responsible for the operational KPIs and Financials of the assets ensure cost, quality and turn-around time of work meets Company Standards.

Responsibilities:

  • Performs oversight and performance management for assigned team. Provides coaching, feedback & training that supports continuous improvement of previously delivered objectives, goals and policies and procedures. Oversees cost-effective management of resources, KPIs and Financials of each asset.
  • Ensures that the organizational systems, programs, policies, and procedures are implemented as required; ensures that repair and replacement activities kept to company processes, goals, and strategy. Manages maintenance activity and financial reports to track progress of short and longer-term goals and objectives; makes corrective actions as needed; maintains open lines of communication with internal and external partners to insure the best use of assets and personnel. Oversees and assists in the preparation of purchase orders for turn cost approval by Director of Property Operations or Regional Vice President, as needed by amount.
  • Plans and develop new processes and systems for improved efficiencies and increased profitability. Adheres to and provides oversight of a quality control program to evaluate technician performance and ongoing training; serves as a quality control manager assisting scope of work and areas of operations; ensures that staff follows the Company Standards when replacing components in Company owned properties.
  • Works with Vendor Performance Manager and Field Technician Managers to ensure adequate vendor supply, allocation, and performance. Ensures that the subcontractors and vendors comply with all local licensing and company requirements and are approved by Company Vendor Management before the commencement of work.


Requirements:

  • High school diploma or GED required.
  • Minimum of Six (6) years of Residential/Property maintenance or related experience required. Experience must include the use of basic hand tools and power tools.
  • Minimum of 2-3 years of supervisory/managerial experience preferred.
  • Working knowledge of Microsoft Office (Word, Excel, Outlook) required.
  • Experience using an Apple iPad preferred.
  • Demonstrated knowledge of occupational hazards and safety methods (OSHA) required.
  • Driver's license required.
  • Universal EPA Certification or HVAC Type II Certification required.
  • HVAC experience recommended.
  • Associate degree or technical training certification desired.
  • Experience with FiledOne and CRM desired.
  • Must be able to perform basic measurement and calculations.
  • Must be able to operate a motor vehicle.
  • Must be able to climb ladders (A-frame and extension ladders) to perform tree trimming with use of a using a handsaw or clippers and removal of debris and leaves from roof gutters.
  • Must be able to use the following equipment: wrenches, claw hammer, Allen wrenches (SAE and metric), band cutters, wire strippers, needle nose pliers, channel locks, 3-foot level, torpedo level, multimeter (CAT III+), breaker bar, clamps, and AC manifold gauge set.
  • Must be able to operate and maintain the following power tools: cordless drill, impact driver, reciprocating saw (sawzall), circular saw, pressure washer, air compressor & air tools.
  • Position is considered medium work - exerting up to 50 pounds of force occasionally, and/or up to 30 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
